Owner’s Notes:
- The property has been leased out since it was purchased.
- There was an abandoned bathroom in the rear of the large building and it is assumed that there is an abandoned septic system that served it. I have no drawings showing the location of the tank or field.
- There is a hydraulic lift in the warehouse. Before purchasing the property we hired a “lift company” which inspected it. The platform was raised and there were no leaks found. The company said it was good that it is located in a concrete crypt which will contain any leaks.
- The electrical was brought up to code by Kanetzky Electric, a union shop, which was located at the present location of Jacoby’s Restaurant further West on Cesar Chavez.
- While we have owned the property the large warehouse has been rented to Admiral Coach Lines, Brink Designs International, Austin Area Limousine Service, and Gear Movie Rentals.
- We have notification from the Austin Fire Department that because of the proximity of two neighborhood compressed gas sellers the fire department will not recommend a change to residential use for the property. The closest gas seller, Precision Oxygen, has sold and is moving their operations within a year. The new owners are planning on constructing an office building on the site.
